RA were approached by several landowners who wished to collaborate over the redevelopment of the industrial estate for student housing. RA assisted and advised on the formation of a development company to represent the clients’ interests, in addition to preparing initial financial feasibilities and appraisals to assess the development value. Thereafter RA prepared and ran the planning strategy coordinated by in house consultants. The brief was to provide a critical mass of student beds that would cross finance the provision of community space and start up commercial space . This was both challenging and exciting, the opportunity to contribute to the regeneration of Old Town and transform a tired industrial estate.
We used our extensive development experience and consultant connections to assemble an experienced and professional design team. The resulting design was both commercially viable and visually stunning. Careful consideration was given to the external spaces, adding community benefit with canalside spaces and community building provision.
Our work resulted in the scheme being written up for approval at planning committee, before certain political interests were bought to bear and the scheme was shelved.
