Brief

RA were approached to assumed the role of lead designer and project lead on a scheme that had achieved a detailed planning consent but required rationalising, reworking and improving, initially to provide the stated level of accommodation, the brief was extended to redesigning the bespoke contemporary dwelling to the rear of the site for owner occupation. The technical drawings were provided to the developer/contractor, and RA provided on site support on both the conversion works and the new build elements.

Difference

RA recovered significant amounts of lost space on the upper floors by reworking the roof design and securing amended planning consents using the Section 73 route. A fresh planning consent was sought and obtained for the new dwelling to the rear of the site, which included substantial basement space to improve the GIA. 

Resulting scheme is widely recognised as a positive contemporary contribution to the Conservation Area of Leamington Spa.
