Brief

The client approached us having acquired a site, unconditionally at auction, adjacent to their existing operation in Perry Barr, Birmingham.

We were familiar with the site, having appraised the potential for residential development a couple of times over the preceding years. The potential could never be realised because of the significant constraints on the site, namely a significant level change, flood plain and a blanket TPO (Tree Protection Order) that covered all of the significant vegetation on site.

Solution

The challenge was, from a planning perspective, to demonstrate that the impact of development of the site could be managed, the loss of trees could be adequately compensated, and that public amenity would not be lost.

In addition, RA, with their transport consultants, designed and negotiated a new highways access suitable for HGVs to enter and leave the site, including turning facilities that would not prejudice the existing servicing of the site.

We designed a split level warehouse unit that managed the level difference, minimised additional site costs and reduced the impact of the development on the surrounding uses, which included residential.

Additional benefits were generated, including opening up access to a neglected stretch of river frontage, and biodiversity net gain features including green roofs and wildlife corridors.

By combining Architectural and Planning skills at an early design stage we were able to present a comprehensive solution that addressed most of the site difficulties before they were raised by Birmingham City Council.

Also, supporting a local employer with their expansion plans, together with significantly improving the street frontage, assists in bringing forward regeneration and inward investment into the area.
