Design & deliver a flagship Dementia Care facility, from site identification and land acquisition to completion.

Kingsley required a 66 bed flagship specialist dementia care home with associated facilities providing care for dementia sufferers far beyond the statutory requirements and exceeding the standards set by the existing competition

The site forms part of a larger care development parcel with relationship with a GP surgery, pharmacy and cottage hospital and is located on the western edge of the campus extending to approximately 0.65 hectares.


Increasing our Knowledge

RA are experienced in working with leading UK care home providers to deliver flagship projects and have knowledge of dementia care requirements. 

The pursuit of growing into this market requires a team with specific skills and experience. RA employ a team of highly skilled architects and planners at various different levels of expertise. Policy is always changing, technology available is always changing and the impact this will have on the built environment is unknown. However, RA have developed systems to react rapidly to these changes in order to provide innovative research and combine this into designs that consider the frameworks in which architecture operates. 

This project started with research and development, focusing on discovering the most appropriate design solutions for a specialist dementia care facility.

Space Planning For Dementia Patients

We discovered building familiarity, spaces intended for daily rituals - eating, socialising etc. - should be predictable to the residents. Such spaces should remain unchanged and not in multi-purpose areas. 

With this we created a rigorous accommodation schedule with the client to begin finding the parameters of the space planning. Taking this information and developing technical documents required space plans consisting of simple networks, visually connected spaces which were best suited to dementia care units. 

Sight lines are key in orientating sufferers, and by not fully containing the spaces we created open and connected areas. These open spaces also formed the circulation spaces. Circulation systems should be in short, continuous loops. The intention is that residents are not faced with the need for decisions that require recall from an internal ‘map’ of their environment, avoiding complexity at all costs. 

Developments included minimising changes in direction for short corridors, as changes in direction require a series of cognitive decisions which need to be avoided. Stairs were positioned so that corridors are not visually competing with each other, to further avoid disorientation. 


The RA

RA identified the site, advised on land procurement and feasibility, and thereafter were retained by the client to deliver detailed planning consent and pre-tender detailed design packages. RA was novated to main contractor post contract and worked seamlessly with other parties to deliver the original design concept.

Through a combination of detailed research and existing knowledge, the end result is a 66 bed care home which provides a homely feel in an institutional setting, is easy to navigate for residents with dementia and surpasses all industry standards.
