Jephson Road
The slender site at Jephson Road in Sutton in Ashfield tapers dramatically from north to south and is sandwiched between an established post war housing development and the busy A38 motorway. To ensure maximum acoustic separation from the motorway, a new access road sweeps along the southern boundary to the site serving pockets of private car parking courts as it proceeds.
Through careful articulation of the units along this path and through considered detailing, vistas are created resulting in a site which can be read easily by both residents and visitors alike. The scheme itself for 43 residential units for East Midlands Housing Association demonstrates a full range of unit types, from 2.5 storey, 4 bedroom houses through to clusters of 2 bedroom bungalows and blocks of apartments. Each unit was called upon to satisfy Code Level 3 of the Code for Sustainable Homes and, in addition, one of the bungalows was required to meet the criteria of Lifetime Homes (to ensure the unit is designed with flexibility at its heart to allow it to adapt to the changing needs of its occupants). Whilst the site presented challenges, the design team were able to manipulate the layout and exploit the constraints to create a rich environment of high quality social housing designed to serve a variety of resident.
