Social housing, now commonly referred to as ‘Partnership housing’ has driven the market over the past 2 years, as private developers divested their excess stock to Housing Associations. With recent pressure on HCA (Homes and Communities Agency) funding, opportunities are opening up for the private sector to get involved in the provision of social housing. ARA is working with proactive developers and funding organisations to put these schemes together. This may finally achieve what the planning system has failed to provide, an integrated approach to mixed tenure housing schemes, managed by the private sector. If this could alleviate the pressure on the open market sites to provide affordable accommodation via the section 106 mechanism, then more sites might come forward for development.
